Golden Visa is changing… But you still have time to invest!

2022 is bringing major changes to the Golden Visa Programme. Since it was launched, 10 years ago, the Residence Permit for Investment (or ARI) has become one of the most popular options for living and investing in Portugal, specially for foreign entrepreneurs and retirees.

However, starting on January 1st 2022, Golden Visa legislation will meet new and more restrictive rules, aiming to bring investors into lesser-known areas of Portugal.

Therefore, this is a good opportunity to know the amendments before they start applying. Let’s take a look at them?

 

Real Estate

In 2022, real estate investment in Lisbon, Porto and some areas in the Algarve will no longer be permitted. Thus, investment for residential purposes will only be granted to properties located in the interior territories of Portugal and the islands of Madeira and Azores. The list of places qualified for investment can be found here.

The minimum amount for property acquisition, however, will remain unchanged: €500,000. Rehabilitation investments for residential purposes is also set at €350,000.

 

Capital Transfer

Until the end of 2021, capital transfer is allowed for 1 million Euros or more. But, from January onwards, the minimum will be €1.5 million.

Acquisition of participation units in investment funds or venture capitals changes from €350,000 to a minimum amount of €500,000. The same will happen to investments in scientific research activities (by public or private scientific institutions), as well as for setting up a Portuguese company or increasing the share capital of an existing one (creating or keeping at least 5 permanent jobs).

 

What about the good news?

Bear in mind that every application submitted until December 31st will be accepted under the original programme. That’s right: until the end of the year, you still have the opportunity to invest in Lisbon, Porto or along the coast – we can help with that!

Also, these changes do not apply to renewing requests or family reunification: there’s still the possibility of renewing residence permit under the current regime or granting/renewing permits for family reunification – as long as the investment process started in 2021.

There are no changes for Commercial, Offices and Tourist developments, thus, foreign entrepreneurs can invest in any city in the country.
